Our Studio
CLD Architecture is led by Founding Director, Chris Davies.
He is a member of the Chartered Institute of Architectural Technologists and founded the practice after working with multiple architectural studios across the East Midlands and Buckinghamshire.
Chris is also a visiting lecturer at the School of Architecture Design and Built Environment at Nottingham Trent University.
CLD Architecture is a creative and innovative studio with a strong focus on design and collaboration. Our approach to every project seeks to offer a unique experience for all clients that are actively explored through a mixture of sketches, detailed drawings, 3D visual renders and material/precedent boards. This working method ensures that every project is extensively communicated and concludes with a clear and robust design.

Strategic Definition, Preparation & Brief
Let’s talk. It all starts with a conversation and an idea.
We provide a FREE CONSULTATION on all projects.
During this consultation, we can discuss the project in detail, with regards to ideas, budget, timescales and other considerations.
Then we carry out feasibility and research to assess various options with you, weighing up the pros and cons. Once a strategic brief has been formed a formal quotation for all architectural work will be provided, broken down into the key stages of work in-line with the RIBA Plan of Work.
At this point we identify necessary consultants, such as Surveyors, Structural Engineers, Quantity Surveyors and Environmental Consultants, etc.
Subject to the complexity and size of the project, we provide in-house measured surveys at this stage. For larger projects we can approach a specialist surveying company to undertake this work on your behalf.

Concept Design
The creative design process to bring ideas to life.
Concept design consists of the initial design ideas and then developing these taking on board more functional and practical considerations.
Utilising hand drawn sketches, 3D Render visuals and CAD drawings, we meet with clients to review the evolving designs. We develop the construction strategy and provide you with an outline architectural proposal and preliminary estimate construction cost.
At the end of this stage, the principal design of the building appearance, internal layout, building programme, management strategy, costing and programme will be established.

Spatial Coordination (Planning)
Finalising the design and obtaining the relevant permissions.
Continuing on from a signed off Stage 2 concept, the project drawings are developed with consideration to structural design, statutory authorities with the budget in mind.
Planning submission usually occurs during or at the end of Stage 3. Depending if your project is a listed building or within a Conservation Area, further information such as a Design and Access Statement will be produced to accompany the planning submission.
In this stage we can advise and assist what additional information is required to complete a planning application. Upon submission, we liaise with the local authority until the project has been determined.

Technical Design (Building Regulations)
Investigating the detail and getting ready to start on-site.
Having established the design intent and obtaining the relevant planning permissions, the project is developed to provide more detailed information for the purpose of tendering and construction.
We work with you to undertake detailed drawings, specifications and schedule of works. Additional detailed drawings may be required by the Local Planning Authority to discharge planning conditions.
We are experienced in interior design, detailing schedules, such as lighting design, internal joinery and kitchen/bathroom details.
We can undertake the tender process on your behalf, where we would review tender returns and negotiate on your behalf with the contractors to obtain the final construction cost.
We have a trusted network of consultants, building contractors and suppliers who we can recommend for the tender process.

Construction
Building work begins and as the construction progresses, the design comes to life.
During this process, we administer the building contract, regularly visiting the site to make sure the work is of the highest standard and in-line with our drawings and specifications.
If you wish to not appoint us formally as Contract Administrator. We can offer on-site assistance in an informal manner, acting on your behalf to liaise with the contractor/sub-contractors to ensure building quality and ensuring all work is to the design intent.
We can also provide assistance by providing Professional Consultants Certificates (PPC). This is typically utilised for new build residential properties, where we have undertaken the design work. A PPC is valid for 6 years from the date of certification and is used after satisfactory completion of works following a final inspection.

Completion / Handover
Final sign off and snagging, ensuring completion for you to enjoy your new building/extension.
This stage is about ensuring that we’ve actually finished construction and facilitating the transition from design, construction and into active usage of the building.
Snagging is a very important process, where minor faults are picked up at the end which need to be rectified by the building contractor. We negotiate with the Building Control Officer, to ensure the completion certificate is issued.
We also regularly check in with you to make sure you are happy with your new home / extension. Receiving feedback and recommendations for us is very important to develop professionally and grow as an architectural practice.
